Securing Five Unrestricted Homes in Mawgan Porth
Planning success often comes from knowing when to challenge initial advice.
In Mawgan Porth, we recently secured consent for five residential units on a site where pre application feedback did not provide overly positive support. Despite this, we trusted our knowledge and understanding of the planning context and advised our client that a full planning application should be pursued. This approach was supported and progressed.
A key component of our planning strategy was the use of the existing fallback consent on the site. Within our planning arguments, we clearly demonstrated that the proposed scheme represented a betterment when compared to what could already be implemented. This formed a strong foundation for the application.
To reinforce this position, a detailed landscaping strategy was prepared by our in-house Landscape Architect. This carefully considered approach ensured that the proposals delivered a clear landscape gain and enhanced the overall quality of the development.
Throughout the application process, we engaged with the Council to demonstrate that the scheme should be supported, ultimately securing agreement that both design betterment and landscape improvements would be achieved.
In addition, while the units were originally submitted as holiday accommodation, we successfully justified that the development would be acceptable as unrestricted residential units. This was achieved through the application of Paragraph 11 d of the NPPF, strengthening the planning case and increasing the long-term value and flexibility of the scheme.
The final outcome is consent for five new residential units that can be occupied without restriction, alongside a development that delivers a positive contribution to the surrounding landscape.
This project highlights the importance of robust planning arguments, confident decision making and a well-integrated design approach when unlocking a site’s full potential.
