We specialise in unlocking development to meet the needs and aspirations of our clients. We are pleased to share that we have been successful in gaining planning consent for the change of use of five holiday units to unfettered dwellings. This achievement highlights how our in-depth knowledge of the planning system can help you achieve your goals.

The proposal involved a complex of holiday units situated in the open countryside, a location where residential development would not typically be supported under the Council’s spatial strategy. Ordinarily, this strategy focuses new residential development within existing cities, towns, and villages, rather than in rural areas.

Our planning approach utilised the previous consent for the holiday units, which themselves had been converted from old barns. By applying up-to-date housing policies to the scheme, we were able to facilitate the removal of the original occupancy condition, paving the way for the units to become unfettered dwellings.

To support the application and demonstrate that each unit provided adequate internal and external amenity in line with current policies, we collaborated closely with the client and our in-house architects. Together, we developed a masterplan and detailed floor plans for each unit to substantiate the scheme.

This strategic approach led to a successful planning application, resulting in five dwellings now permitted for use as unrestricted residential homes. This not only provides additional housing but also contributes to meeting local housing needs.
