Committee Success Secures Permission in Principle for New Homes

Laurence Associates is pleased to announce another successful planning outcome for our clients, with Permission in Principle granted for a residential development site in West Cornwall.

The site sits outside the settlement boundary identified within the local Neighbourhood Plan. As a result, concerns were raised by both the Parish Council and the local ward member. Despite receiving support from the case officer, the application was called to planning committee for determination.

Representing our clients at committee, we presented a robust planning case demonstrating that the site occupies a sustainable edge of settlement location and is well placed to contribute towards local housing needs. We also addressed and rebutted the concerns raised during the Parish Council’s presentation.

Following discussion, members unanimously voted in favour of the proposal, granting Permission in Principle and enabling the project to move forward.

Our clients are now progressing to the Technical Details Consent stage, bringing them one step closer to delivering much needed housing in a sustainable location.

This decision highlights an ongoing challenge facing Cornwall. Housing delivery continues to fall short of targets, while the preparation of a new Local Plan remains at an early stage. As a result, there is likely to be a continued shortfall in housing provision for some time. Sustainable sites on the edge of existing settlements will therefore play an important role in helping to address local housing needs and support communities across the county.
