Section 73 Approval for Revised Bungalow Scheme in St Erth

Laurence Associates is pleased to announce the successful approval of a Section 73 planning application for the alteration of previously approved residential plans in St Erth.

The approved changes replace the consented dwellings with redesigned bungalows that respond more sympathetically to the surrounding area. The revised proposal reduces the overall building heights while increasing the ground floor footprint, creating more practical living spaces and a lower visual impact within the street scene.

Our design team carefully reviewed the layout and appearance of the proposed homes to ensure the updated scheme would enhance the character of the local area. Alongside this, our planners prepared a clear and robust case demonstrating that the amendments would cause no harm and would deliver notable improvements compared with the existing consent.

The proposal was positively received by the local Parish Council before being granted conditional approval.

Section 73 applications are an effective planning tool for making changes to an existing planning permission. They can be used to vary or remove planning conditions and, in many cases, allow substantial amendments such as repositioning buildings, changing layouts or updating approved designs. They are often a more efficient route than submitting a completely new application.
