Navigating Building Regulations in Cornwall: A Design Led Approach

Building Regulations are becoming increasingly complex, particularly for residential developments in Cornwall where rising energy performance standards and local policy requirements must be carefully balanced alongside planning and construction constraints.

With the introduction of SEC1 policy, new homes are now expected to meet more ambitious energy use targets, moving beyond standard compliance and towards genuinely low energy, future proof design.

When energy targets, planning conditions, and technical sign off requirements all need to align, early coordination between design and technical teams becomes essential.

Why early coordination matters

One of the most common challenges in residential development is treating Building Regulations as a later stage exercise. In reality, decisions made at concept design stage can significantly influence compliance, cost, and buildability.

By integrating technical considerations early, developers can avoid redesigns, reduce delays on site, and improve overall project outcomes.

Our approach to Building Regulations

At Laurence Associates, we provide a design led, end to end approach that embeds compliance into the heart of the project from day one.

Design led energy efficiency

We develop a fabric first strategy alongside the architectural design, considering insulation, airtightness, thermal bridging, glazing performance, and solar gain from the earliest stages. This ensures that compliance does not compromise design quality or viability.

SAP calculations and Part L compliance

We coordinate and undertake SAP assessments to support compliance with Approved Document L, helping ensure that projects achieve the required energy performance standards and receive final EPC certification.

Overheating risk analysis

With Approved Document O placing greater emphasis on thermal comfort, we assess overheating risk early in the design process. This informs key decisions around shading, ventilation, orientation, and glazing to ensure comfortable living environments throughout the year.

Construction stage and compliance support

Our involvement continues through the construction phase, where we provide site inspections, technical guidance, and sign off support. This helps ensure that what is built accurately reflects the approved design, reducing risk at completion and handover.

Supporting development in Cornwall

As Cornwall continues to respond to increasing housing demand and evolving sustainability requirements, schemes must be both compliant and deliverable.

By considering Building Regulations from the outset, projects can move more efficiently from concept to completion, with fewer surprises during construction and greater certainty at sign off.

If you are planning a new build or development in Cornwall and need support navigating Building Regulations and SEC1 requirements, Laurence Associates can help guide your project every step of the way.
