Planning success in Bodmin!

Laurence Associates is delighted to announce that planning consent has been secured for five new dwellings within Bodmin town centre.

The proposal brought an underused area of land back into positive use, whilst carefully responding to the challenges of a constrained site located within a Conservation Area.

From the outset, early engagement was key. A pre-application submission was undertaken to understand the Council’s views and help shape a design approach that responded positively to the surrounding context. Following encouraging feedback, the team progressed with a full planning application.

The approved scheme reflects the character of the area through a traditional design approach, incorporating locally distinctive materials including natural slate and stone. Careful consideration was also given to the site’s sloping nature, ensuring the development follows the existing landform and integrates successfully into its surroundings.

The proposal received full support from both the Council and Town Council, demonstrating the importance of considered design and early collaboration.

The project also highlights the opportunities now available following changes to the River Camel SAC catchment area, with Bodmin and surrounding areas no longer subject to the previous development moratorium.
