Planning Consent Secured Ahead of Schedule for Commercial Change of Use in Bude

Laurence Associates has secured planning permission for a change of use from sui generis to light industrial use at a business park in Bude, supporting a national manufacturing company seeking to secure additional premises.

With the planning issue holding up the sale of the property, a timely decision was essential. Through a proactive approach and close coordination between our design and planning teams, we secured consent ahead of the standard eight-week determination period.

A Time Sensitive Planning Application

The proposed change of use required a full planning application, as permitted development rights were not available for the scheme.

Recognising the importance of the application to the wider property transaction, our team acted quickly following instruction, preparing and submitting the application shortly afterwards.

This early progress helped maintain momentum and ensured the planning considerations could be addressed without unnecessary delay.

Building a Strong Case for Planning Consent

A key part of our approach was demonstrating why the proposed change of use was acceptable in planning terms.

Our planning case highlighted the economic benefits associated with the proposal, particularly the significant new employment opportunities it could create. By clearly presenting the benefits of the development alongside the relevant planning considerations, we established a strong case in support of the application.

We also worked closely with the local planning officer throughout the process, helping to address the application efficiently and secure a decision ahead of the standard eight-week determination period.

Supporting Commercial Property and Business Growth

This project demonstrates how a well-prepared planning application, combined with a responsive and coordinated approach, can help businesses navigate planning requirements when timescales are critical.

For the client, securing planning consent was an important step in progressing the acquisition of additional premises to support its manufacturing operations.

At Laurence Associates, we understand that commercial planning applications often sit within wider business objectives. Clear advice, a robust planning strategy and effective communication with the local planning authority can all play an important role in moving a project forward.
