Planning Permission Secured in Rock Cornwall
Laurence Associates is pleased to announce the successful approval of planning permission for extensive modifications to an existing dwelling in Rock, Cornwall.
This scheme required a high level of technical expertise and a collaborative approach to address several significant planning constraints.
One of the primary challenges was the site’s location within Flood Zones 2 and 3. To address this, a bespoke Flood Risk Assessment was prepared by EDS, demonstrating that all proposed floor levels would be positioned above predicted flood levels. The assessment also confirmed that the existing boathouse could be classified as a water compatible use in accordance with national planning policy.
A further constraint was the site’s position within Cornwall’s coastal vulnerability zone. To support the application, Red Rock Geo was instructed to provide a detailed technical assessment, demonstrating compliance with the shoreline management plan and relevant local climate policies. This evidence-based approach ensured that the proposal was considered acceptable, with no objections raised by the Council’s Coastal Protection Officer.
