From Planning Strategy to Permission: Creating a Better Scheme
Some planning projects are about securing permission for a single proposal. Others require a more strategic approach, understanding what is already possible on a site, establishing a robust planning position, and then using that as the foundation for something better.
Laurence Associates has recently secured planning permission for a scheme of three new dwellings, following a carefully considered planning journey that began with establishing the site’s potential through two separate consents.
As part of the overall strategy, we first secured a Certificate of Lawfulness for a small residential unit and Class Q approval for two dwellings. These consents established a clear fallback position for the site and provided an important foundation from which to explore a more comprehensive proposal.
Looking beyond the fallback
Rather than simply proceeding with the individual permissions, we explored whether there was an opportunity to create a more cohesive development that offered betterment over the established position.
The resulting scheme provides three new dwellings, all designed in a complementary architectural style and carefully positioned within the site. Importantly, the proposed homes are located beyond the footprints associated with the previous consents, creating a different relationship with the site and its surroundings.
This provided an opportunity to rethink how the development could work as a whole, carefully considering the impact on the wider setting rather than treating the site as three separate opportunities.
Design shaped by planning
The architectural approach was developed alongside the planning strategy. Simple pitched roof forms, natural stone and timber cladding create a consistent architectural language across the three homes, while the individual buildings respond to their position within the site.
The intention was to create homes that feel contemporary and distinctive while remaining appropriate to their rural setting.
By considering the planning history, site constraints and architectural opportunities together from the outset, we were able to build upon the consents already secured rather than being constrained by them.
A strategic approach to planning
For clients, establishing what is realistically achievable can be just as important as the final planning application itself.
In this case, the Certificate of Lawfulness and Class Q consents formed part of a wider planning strategy, providing greater certainty and a fallback position while we explored the potential for a more ambitious and cohesive scheme to maximise the site’s potential.
The subsequent planning application successfully secured permission for the three-dwelling proposal, demonstrating how a considered planning strategy can create opportunities that may not be immediately apparent at the outset.
From establishing the planning position to developing the design and securing the final permission, this project demonstrates the value of looking at the whole planning journey rather than simply focusing on a single application.
