Farm diversification is becoming increasingly important for farmers and landowners looking to strengthen long term income streams and maximise the value of their land and buildings. Across the Southwest, changing planning policies and growing demand for rural tourism and housing are creating a wide range of opportunities for rural property owners.

One of the most common opportunities involves the conversion of redundant agricultural buildings. Permitted development rights, including Class Q and Class R, can allow the conversion of farm buildings into residential or commercial uses without the need for a full planning application in some cases. These routes can provide opportunities for new homes, office space, holiday accommodation or tourism related facilities.

Where permitted development rights are not suitable, it may still be possible to secure full planning permission for the conversion or redevelopment of agricultural buildings. This can open up additional possibilities and create long term value from underused rural assets.

Land promotion is another area currently attracting significant interest. Many local authorities across the Southwest are in the early stages of Local Plan reviews, making this an important time for landowners to promote suitable and available land for residential development. In some locations, local authorities are also struggling to meet housing targets, creating a more flexible planning environment for development proposals.

Tourism related development also continues to grow in popularity across the region. Camping, glamping and caravan sites can provide valuable additional income streams for rural businesses, particularly in areas with strong visitor appeal. Depending on the site and proposal, opportunities may exist through permitted development rights or a full planning application.

In addition, agricultural workers’ dwellings can sometimes be justified as an exception to the general presumption against new build development in the countryside. These applications require careful planning and evidence, but they can provide important accommodation for family members or staff supporting the operation of rural businesses.
