Planning Consent Achieved for Coastal Home Extension
Laurence Associates is pleased to have recently secured planning consent for a two-storey extension to a family home in a sensitive coastal location.
Situated on a constrained site, the proposal was designed to provide much needed additional accommodation for a growing family, including additional bedroom space and a home office.
Responding to a planning challenge
The application presented a particular planning challenge, as the proposal did not directly accord with the Parish Council’s design guide. The Parish Council subsequently raised an objection, specifically in relation to the increased ridge height of the proposed extension.
Rather than viewing the design guide in isolation, we undertook a detailed analysis of the surrounding area and how it had evolved since the guide was originally adopted.
This helped us demonstrate to the case officer that the local context had changed and that the proposed development could be appropriately accommodated within the existing built environment.
We also provided evidence to demonstrate that the extension would not result in adverse impacts on neighbouring properties.
Working through the detail
Following detailed discussions and negotiations with the planning officer, we were able to address the concerns raised and provide a clear planning case for the proposal.
The officer was ultimately confident that the development could be approved, resulting in planning consent for the extension.
This is a great result for our client, who can now move forward with providing their growing family with the additional space they need.
