Laurence Associates Secures Planning Consent for 11 Bespoke Holiday Units in Mawgan Porth, Cornwall

Laurence Associates is delighted to announce that we have gained planning consent for 11 bespoke holiday units at Mawgan Porth, Cornwall.

The scheme represents a carefully considered approach to delivering high quality holiday accommodation within a sensitive landscape setting. Working with the unique characteristics and constraints of the site, Laurence Associates developed a design that responds positively to its surroundings while enhancing the existing holiday park.

A Sensitive Site Requiring Considered Design

The site presented a number of important planning considerations, including areas within Flood Zone constraints, its position adjacent to an Area of Great Landscape Value (AGLV), and the presence of mature trees both along the site boundaries and within the development area.

Rather than treating these factors as limitations, the design process adopted a constraints led approach. Detailed technical assessments, including flood risk studies and tree surveys with root protection zone analysis, helped establish the most appropriate developable area and informed the overall layout.

This careful process ensured that the proposal respected the environmental qualities of the site while providing a practical and deliverable design solution.

Creating High Quality Holiday Accommodation in Cornwall

The ambition for the scheme was to provide bespoke holiday units of a high standard, reflecting the quality and character expected within this popular Cornish destination.

Each unit was individually considered to ensure the design responded to the surrounding landscape and local identity. The use of locally distinctive materials helped establish a strong connection with the Cornish vernacular, creating accommodation that feels appropriate to its setting.

The positioning of openings was also carefully assessed to achieve important views while maintaining privacy and protecting residential amenity.

Integrating Sustainability and Environmental Considerations

Environmental considerations were central throughout the design development process.

The proposal incorporated measures relating to:

  • Biodiversity Net Gain
    • Ecological considerations
    • Retention of existing tree canopy
    • Protection of important vegetation
    • Sustainable site layout principles

These elements were carefully balanced alongside practical requirements, including sufficient parking provision and an efficient development layout.

Following detailed engagement throughout the planning process, the scheme received officer support and was subsequently approved.
