Outline Planning Consent for Hotel and Restaurant Development in Cornwall

Laurence Associates is delighted to have secured outline planning consent for a new roadside hotel and restaurant in a strategically located site with excellent access to the highways network in Cornwall.

As a major planning application, the proposal required comprehensive technical supporting work to inform and strengthen the submission. This included detailed flood risk and drainage assessments, transport studies and archaeology input, delivered in collaboration with trusted external consultants.

A key component of the application was the sequential test, prepared in house by our planning team. This demonstrated that there were no available and sequentially preferable alternative sites, helping to justify the proposed location outside of a main town centre.

The approved scheme delivers a range of important benefits. A central focus was the economic uplift associated with the development, including the creation of new employment opportunities during both the construction phase and once the hotel and restaurant are operational.

In addition, the proposal will deliver a significant biodiversity net gain, exceeding the mandatory requirements and will contribute positively to the local environment

Throughout the planning process, constructive engagement with the case officer at Cornwall Council played a key role in achieving a positive decision within the statutory determination period.

This successful outcome reflects the importance of robust technical evidence, strategic site justification and collaborative working in delivering high quality development proposals.
