Appeal Success for Manager’s Accommodation Serving Holiday Park Near St Ives

Laurence Associates has continued its strong track record of securing successful appeal decisions, with a recent appeal allowed for manager’s accommodation serving a holiday park near St Ives.

The application had originally been refused on the grounds that the proposed development was considered to have a harmful impact on the Cornwall National Landscape.

In preparing the appeal, we advanced robust and carefully structured arguments to demonstrate that the proposed manager’s accommodation would assimilate successfully within the established camping and caravanning site. We emphasised that the design was well considered, proportionate and reflective of its context, while also delivering clear operational benefits to the holiday park business.

A key component of our case was the confirmation that the site benefits from a lawful use certificate for camping and caravanning purposes. We demonstrated that, given the established lawful use and the character of the immediate setting, the proposal would not appear incongruous or harmful to the wider landscape.

The Inspector agreed with our position, concluding that the development would not adversely affect the natural character or visual quality of the National Landscape. On this basis, the appeal was allowed.

This decision reinforces the importance of clear strategy, detailed understanding of site context and robust evidence when navigating sensitive landscape designations.
