Section 73 Planning Success for Self-Build Dwelling in Cornwall

We are pleased to have secured consent for amendments to an already approved self-build dwelling through a Section 73 application on a sensitive site within the national landscape in Cornwall.

The amendments sought to improve the use of the site while refining elements of the approved design. The dwelling was relocated to make better use of the available space and enable the provision of a rear garden.

Several design changes were also introduced, including a revised roof pitch and a reduction in the extent of glazing.

Planning against the clock

With the required implementation date approaching, it was important that the revised application was progressed efficiently to allow our client to move forward with their self-build.

Our planning team carefully considered how the proposed amendments could be justified within the context of the existing consent and the sensitive landscape setting.

A key part of the application was ensuring that sufficient information was provided to address three important pre commencement planning conditions attached to the earlier consent. This helped ensure that these conditions would not be carried forward to the revised application, supporting a smoother route towards implementation.

Continued project support

Following the successful planning consent, our design and planning teams are continuing to work closely with the client as the project progresses.

This includes undertaking the necessary energy assessments and providing additional advice regarding Community Infrastructure Levy requirements.

The project demonstrates the importance of early, strategic planning advice when making amendments to an approved scheme, particularly where a sensitive site and implementation deadline are involved.
