Planning Approval Secured for Multi-Generational Home in Feock

Laurence Associates has secured planning consent for a replacement dwelling in Feock, designed to support multi-generational living.

This approval is particularly significant as we got involved following a previously withdrawn scheme and earlier negative pre-application advice.

From the outset, our approach focused on carefully understanding those earlier concerns and reshaping the proposal to respond positively, without losing sight of the client’s aspirations.

A landscape-led design strategy, combined with close collaboration between our in-house planning, architectural and landscape teams, allowed us to develop a scheme that sits more comfortably within its setting. By working with the site’s levels and refining the overall massing, we were able to maintain the required accommodation while creating a more sensitive and balanced approach to the appearance of the dwelling.

The planning strategy was equally important. Alongside addressing site-specific issues, we referenced relevant decisions within the local area and drew on precedents for multi-generational living across the county to support the case.

A key part of the project’s success was the collaborative approach taken throughout. The client’s willingness to engage positively with the local community, combined with early and open dialogue, enabled constructive conversations with the Parish Council, Local Member and Case Officer, including meetings on site and attendance at Parish Council.

This joined-up and transparent process ultimately helped move the scheme forward and secure a positive outcome.

If you are navigating a complex site or previous refusal, a considered and collaborative approach can often open up new opportunities.
