Laurence Associates Secures Planning Permission for Greenbank Hotel Redevelopment - Falmouth Cornwall

Laurence Associates is delighted to announce that we have successful secured planning permission for the extensive redevelopment of the Greenbank Hotel in Falmouth, Cornwall. This landmark project will enhance the hotels historic character while elevating its facilities to meet modern hospitality standards, ensuring it remains a premier destination for visitors and a cherished part of the local community.

This ambitious project, undertaken in collaboration with Cornwall Council through a Planning Performance Agreement (PPA), has been carefully designed to enhance the hotel’s historic character while elevating its facilities to meet modern hospitality standards.

A Vision for the Future

Our team of planners, architects, and landscape architects worked closely with experts in highways, historic environment, and ecology, engaging with the Town Council and residents to ensure a seamless, well-integrated design that benefits both visitors and the local community.

The key architectural feature of the redevelopment is a stunning cantilevered restaurant and event space, offering breathtaking panoramic views of Falmouth Harbour, Pendennis Headland, and Flushing through its fully glazed elevation.

Key Features of the Greenbank Hotel Redevelopment

This transformative project includes several enhancements designed to improve guest experience and operational efficiency:

  • A New Waterfront Restaurant & Events Space – Relocating the existing conference and events suite to a purpose-built facility with uninterrupted harbour views.
  • 30 Additional Hotel Bedrooms – Transforming underused areas to accommodate increased guest capacity.
  • Removal of Under croft Parking – Making space for new guest rooms and administrative offices.
  • Redesigned Waterfront Elevation – Incorporating new window openings for a more cohesive and visually appealing architectural aesthetic.
  • Front Extension for Functional Improvements – Providing space for a relocated kitchen and an internal fire escape stairwell.
  • Enhanced Accessibility – Including level access to reception and dedicated accessible parking spaces.
  • Additional Parking Along North Parade – To support the hotels growing guest numbers.

A Positive Impact for Cornwall’s Hospitality & Community

This carefully considered proposal ensures that the Greenbank Hotel remains a key destination in Cornwall while enhancing its role in the local community. By improving facilities, increasing accommodation, and enhancing public access, this redevelopment strengthens the hotels long-term sustainability and appeal.
