Permission in Principle Secured for 4 to 9 Dwellings in North Hill
Laurence Associates has successfully secured Permission in Principle for the construction of between 4 and 9 dwellings on land outside the existing urban form of North Hill, Launceston.
Our planning team presented a robust and well evidenced case, focusing on the key considerations relevant to this type of application, namely location, amount of development, and land use. The site was promoted as a logical rounding off opportunity, supported by clear boundary enclosures and a strong relationship with the existing settlement.
A key factor in the decision was the application of the tilted balance, which continues to carry significant weight in Cornwall due to the current shortfall in the five-year housing land supply. We demonstrated that the benefits of delivering new homes were not outweighed by any adverse impacts.
While the application was supported by the case officer, it was referred to Planning Committee following objections from the Parish Council. A member of our planning team attended the meeting and presented a clear and focused case in support of the proposal. Following debate, the Councillors voted to approve the application.
With the principle of development now established, the project can move forward to the technical details stage.
