Planning Committee Success: Replacement Dwelling Approved

Laurence Associates is pleased to have secured unanimous approval at Planning Committee for a replacement dwelling, successfully demonstrating that the proposal was in keeping with the character of the site and aligned with planning policy.

The scheme involved the demolition of an existing building identified by the Council as a Non designated Heritage Asset, to be replaced with a high quality, energy efficient home designed to respond sensitively to its rural setting.

The proposed dwelling focused on simple proportions and a carefully considered material palette, including re used and locally distinctive materials such as Delabole slate, Cornish stone and timber. The design approach ensured that the new building would sit comfortably within its surroundings while delivering a more sustainable and contemporary home.

Although the replacement dwelling was larger than the existing structure, we were able to draw on our detailed understanding of planning policy, recent appeal decisions, and comparable examples within the local area to build a clear and robust case. This demonstrated that the proposal would accord with policy and respect the character of the site.

Following a thorough officer presentation at Planning Committee, our team attended in person to speak in support of the scheme on behalf of our clients. Despite objections being raised, Members were persuaded by the strength of the planning case and voted unanimously in favour of the development.

This project highlights the importance of a well evidenced and carefully presented argument, particularly when dealing with heritage considerations and more complex planning scenarios.
