Planning changes from April 2026: why expert advice matters more than ever
From 1st April 2026, significant changes to the planning appeals system will come into force, fundamentally altering the appeals process.
One of the most important changes is the removal of the opportunity to submit additional evidence or introduce new arguments at the appeal stage. In practice, this means that a Statement of Case will no longer provide a second opportunity to strengthen your position.
As a result, there is now far greater emphasis on getting planning applications right the first time. Submissions must be robust, supported by the correct evidence, and clearly justified in policy terms from the outset.
We regularly see applications that fall short of this standard, often due to a lack of specialist input or without an experienced planning consultant involved. Under the new system, those gaps cannot be fixed at the appeal stage.
