Outline Planning Consent Secured for Two New Dwellings

We were delighted to gain outline planning consent recently for two new dwellings for our clients near Wadebridge.

To achieve consent in a sensitive countryside location, we firstly established a fallback position by applying for a lawful development certificate to confirm that two residential caravans on site were lawful.

We demonstrated that the proposal would be a betterment by replacing the caravans with the new dwellings.

We included plans to demonstrate site layout, massing and scale to demonstrate that the dwellings would fit with the character of the rural surrounding area. A condition was added to ensure the removal of the caravans and some outbuildings at the site leading to a clear overall visual improvement to the site.
