Conversion in the Countryside: Securing Planning for a Rural Bothy

Securing consent in the open countryside is never straightforward, particularly when balancing policy, sustainability and design.

Our planning team recently achieved approval for the conversion and extension of a traditional bothy to create a new home for a farmer, supporting the long-term use of the wider farm site.

The proposal carefully responded to its setting, combining a respect for surrounding agricultural buildings with a contemporary approach through vertical timber cladding.

A key part of the application was demonstrating that the building was suitable for conversion, supported by a structural survey and a clear sustainability argument focused on reusing a redundant structure.

Despite additional constraints, including the site’s location within the River Camel SAC catchment, we successfully addressed phosphate mitigation requirements as part of the process.
