Change of Use Approved: Takeaway to Residential in Cornwall

We are pleased to have secured planning permission for the change of use of an existing takeaway into new dwellings within one of Cornwall’s main towns.

This proposal required a strong understanding of planning policy and a carefully considered strategy to demonstrate that the loss of a commercial use was justified and that residential use would deliver greater overall benefits.

A key part of the case focused on amenity. We demonstrated that the takeaway was located within a predominantly residential area and was contributing to negative impacts for neighbouring properties. This formed a clear environmental justification for the change of use.

Design also played a central role in the success of the scheme. The existing takeaway frontage and later extensions detracted from the character of the building. Our proposal sought to restore the original appearance of the façade, alongside carefully designed alterations and extensions that enhance the overall quality of the building and its setting.

By combining planning and architectural expertise in house, we were able to present a cohesive and well evidenced proposal, ultimately leading to a positive decision from the Council.

This project highlights how thoughtful design and a robust planning strategy can unlock new residential opportunities, even where existing uses are established.
