Situated on the outskirts of Helston, this exciting project transforms a collection of barns and outbuildings into a mix of domestic workshops, residential dwellings, a holiday let, and a gym. These barns, made from a combination of blockwork, stone, and cob, are spread across the client’s property. We successfully secured planning permission for two domestic workshops, two homes, a gym building, and a holiday let studio apartment.
Following the approval, we developed comprehensive building regulations for the entire site, working alongside Form Consulting Engineers on the structural design. Preserving the character and charm of these historic buildings was key, so we used traditional materials such as lime renders and plasters, layered over specialised insulation. This approach allowed us to maintain the authentic feel of the barns while bringing them up to modern standards.
We guided the client through the contractor selection process and continue to oversee the construction with regular site inspections and monthly meetings. Our focus is on keeping the project on schedule and within budget. Acting as contract administrators, we manage monthly valuations, review invoices and timesheets, and issue payment certificates to both the client and contractors.
The project is progressing well. All roofs have been replaced with natural slate and new cut-style designs, complete with inset solar PV panels. The first domestic workshop is nearly finished, and structural work across the other buildings is in its final stages. We anticipate completing the entire development by early next year.
