Housing Development Tintagel

The owners of this site at Tintagel, on the north Cornish coast, asked us to prepare and submit to the local authority detailed plans for more than 20 homes.

Outline planning consent was already in place, but it was necessary to submit a full application as we needed to use additional land for access.

The site is hemmed by mature trees and a popular spot for badgers, prompting us to draw up a detailed constraints plan (link to explainer – requested 19/6) as part of our application. A proposal for 22 homes was subsequently prepared and submitted.

The application involved significant negotiations with the planning authority and representations to the planning committee on two occasions. We agreed to a low density scheme and a variety of housing. More than a third were affordable homes.
