Housing Development Mabe
We were commissioned to prepare a number of initial concept masterplans to assess how a residential development would sit on land outside, but adjacent to, the settlement boundary of Mabe Burnthouse, a mile west of Penryn.
Options included two full residential schemes, one low density and one high, and an alternative plan which which comprised houses and a hotel.
The site was well located for residential use, close to a number of local amenities, schools and colleges, and with good commercial links via the A39.
However, the site’s topography was challenging, so the detail contained in the early masterplan was superficial; more information would be needed on levels, gradients and appropriate house design before the scheme could proceed.
The options we put forward prompted a dialogue, particularly regarding the density and viability of the plan.
