This new build project showcases a unique upside-down living design, featuring a lower/basement storey, ground floor, and first floor, complete with terraces. Initially, we were brought in after planning approval had been granted, but we worked closely with the client to submit a revised application, refining the design to better suit their vision.

Once the amended planning permission was secured, we moved forward with detailed building regulations and construction drawings, kicking off the contractor tender process. We provided expert guidance during tender evaluations and collaborated with the chosen contractor to implement value engineering strategies, ensuring the project remained within the client’s budget without compromising on quality.

As contract administrators, we closely manage the construction process, attending regular site meetings, reviewing contractor valuations, and issuing payment certificates and related documentation. The project has now reached ground floor construction, and we’re aiming to achieve a wind and watertight stage by Christmas or early in the new year, depending on window and door manufacturer lead times.

In addition, we are providing a Professional Consultant’s Certificate (PCC) in place of a traditional building warranty. This certificate, recognised by many lenders, supports the client in securing financing both during the build and for any future needs.

This project highlights our ability to blend innovative design with practical solutions, ensuring a smooth construction process while meeting our client’s expectations for both budget and quality.
