Planning Success in Tintagel

LA has recently secured planning permission for an extension to form a first floor two-bedroom self-build apartment and internal changes to an existing commercial unit in Tintagel. This followed our team addressing previous issues raised on an earlier, withdrawn application during proactive pre-application engagement with Cornwall Council.

The site is highly visible due to its location along Bosinney Road which is the main road through Tintagel. It’s a sensitive site, lying within the National landscape, the Heritage Coast and a Historic Settlement and with heritage assets close to the site, including being attached to a traditional historic property. This meant that there were a wide range of design considerations; our planning, design and energy teams worked closely together to ensure a well-designed and sympathetic proposal.

It was key to avoid overdevelopment and to engage with the Council early on in the process to agree a suitable scale and mass as well as materials. Amendments to the proposal were made following the pre-application discussions and additional visuals were prepared to assist the assessment of the scheme. This led to a straightforward and swift planning application process.
