Laurence Associates have been successful in gaining multiple consents on one site for varying development types, showing our ability, with in-house Architects and Planners, to develop master plan approaches and high quality design to ensure suitable developments that work with one another.

The first of the consents was to propose and design a Padel Court, required to enhance the enjoyments of the host dwelling. The siting and design of the court needed to be well considered to ensure it was related to the host dwelling but avoiding overwhelming its setting. Due to our expertise and a robust planning argument to evidence the need and design of the court, the LPA were able to support the scheme without delay.

The second of the consents was for a barn conversion. The existing barn was an existing stone barn, though with no roof and damage to wall plates. Despite this, the structural survey outlined that the building was of satisfactory quality to allow for conversion. Being sensitive to the extent of works, discussions between planner and architect was required to ensure a suitable and high quality design was achieved. As part of the submission, reference was made to current guidance and relevant case law to support the application. The planning argument and design were ultimately accepted by the LPA and consent was gained for the conversion of the barn.

The final consent was two replacement dwellings in lieu of a Class Q consent previously granted. This again required a careful approach in which discussions between architect and planner was vital to ensure a scheme that respected the sites rural setting and history whilst ensuring innovation was still retained, allowing for enhancement. As with the barn conversion, current guidance and relevant case law was referred to within planning arguments. A design assessment was provided within our submissions to evidence why the scheme achieved a betterment above the class Q consent and therefore ultimately enhance the site. Due to the high quality and considered design which took account of its setting and the robust planning statement, the LPA were able to easily consider the merits of the scheme and approve the application without delay.
