The Saltings presented us with three main challenges: this site lies on the western side of the Hayle Estuary, enjoying views across the flats, which are home to a vast array of native wildlife.
It’s flanked on one side by high density housing and on the other by a large detached home, and it was crucial that we didn’t impact detrimentally on either. It’s also in a floodplain and the floor levels had to clear the potential flood water levels for a one-in-200-year tidal flood. This affected the overall height of the buildings, their visual impact, and context with the neighbouring properties.
A number of design solutions were explored and detailed discussions were held with county planning officers before an application was formally submitted.
We settled on a contemporary style, with sloping roofs to reflect the predominant style in the area. Each property was orientated to face the estuary, with the accommodation running from front to back to reduce the impact on the neighbouring homes.
Although the planning officer recommended the scheme for approval, it was rejected by the planning committee. We managed to get that overturned on appeal.
