We were instructed by the owners of this site in Tintagel to prepare and submit a housing scheme to the local authority. Outline planning permission had been granted previously, but it was necessary to submit a full planning application for this scheme as additional land had to be included to ensure adequate access provision.
A detailed constraints plan was prepared due to the known presence of badgers on the land and the existence of trees along the boundaries. This informed the initial detailed masterplanning exercise and a scheme of 22 dwellings was subsequently prepared and submitted to the local authority.
As the site lies on the edge of the village, a relatively low density was agreed and a variety of house types employed. 8 of the dwellings were allocated as affordable units (roughly 35%).
The application involved significant negotiations with the planning authority and required representations to the Planning Committee on two occasions, resulting in approval being granted.
Subsequent to the grant of planning permission, we were further instructed to prepare and submit the details in respect of discharging the conditions attached to the planning permission.
