We were commissioned to prepare a number of initial concept masterplans to indicate how a residential development might sit on land outside, but adjacent to the settlement boundary of Mabe Burnthouse. The options proposed included two full residential schemes, one each of low and high density. Two further options included the provision of a commercial element, e.g. hotel, combined with both the low and higher density schemes.
The site is well located for residential, adjoining the village of Mabe Burnthouse and close to a number of amenities and links to Penryn schools and colleges. In terms of the commercial element, the site is easily accessible, being located off the roundabout on the A39 accessing Penryn and Falmouth. However, the site has challenging topography, therefore, the initial concept masterplans were to be viewed as indicative at this stage, further detail would need to be provided in future stages with regard to levels, gradients and house design to best address the issues which will also have an economic impact on construction. However, a master plan document illustrated how the proposed land-uses could sit as an extension to Mabe Burnthouse.
The options offered the opportunity for further discussion, particularly regarding assessment in terms of viability, and therefore density. The mix and range of sizes of the dwellings and the ratio of market forces and affordable dwellings.
