Our client initially instructed us to look at the possibilities of replacing an existing single storey dwelling with a larger building of contemporary design. The site is located in the village of Trevone, where there had been a history of objections to the replacement of dwellings, particularly those of contemporary styling, so the challenge was marked.
The design was progressed with a modern flat roof to ensure the proposal did not exceed the height of the existing building, and the dwelling was set into the site to accommodate a split level dwelling with reverse living accommodation over two floors. The building mass was modest when viewed from the principal elevation, however, when viewed from the rear you are presented with the spectacular architectural design, with inset balconies framed by crisp white render walls projecting from the contrasting stonework walls on the lower ground floor level providing a real statement of luxury, contemporary design.
An application was submitted following detailed pre-application negotiations with the Council and was approved with the support of the local Town Council.
Subsequently, our client requested that we look at the provision of obtaining planning permission for two dwellings in lieu of the permission already granted, but with a similar design concept. The re design of the approved scheme involved splitting the larger dwelling to provide two three bedroom split level dwellings. Again, planning permission was granted with the support of the Town Council.
Construction work is due to commence in late 2015 and Laurence Associates have been commissioned to project manage the build process with our services covering the pre-contract and post contract stages.
